Swinerton is providing general contracting services for the construction of Tipsy Pickle- an “eatertainment” venue in the Camp North End area of Charlotte. The 76-acre, mixed-use development brings nearly 40,000 square feet of dining, pickleball, and other hospitality amenities to its campus. A full-size commercial kitchen supports the restaurant, and three bars offer refreshments throughout the space. Sports enthusiasts can choose from four indoor and two outdoor courts with patio seating. An indoor gaming area includes two golf simulators, ping pong, arcade games, pool tables, tic tac toe, darts and shuffleboard. The venue also boasts a retail space where guests can browse pickleball gear and themed merchandise. An adaptive reuse build, the space previously functioned as a US Army weapon storage facility and as a Ford Motor Company manufacturing plant for Model T and Model A cars.

Swinerton provided general contracting services for the interior build-out of their new office located in the East Quarter of downtown Dallas. The project scope included partitions, ceiling, lighting, MEP, life safety, finishes, and furniture. The newly renovated building features original brick masonry walls, exposed wood trusses and original hardwood floors. Our design partners drew on the existing/original aesthetic and enhanced the space with contemporary moody finishes. There are custom Swinerton Wall Panels, a custom Swinerton Bell and operable partition to enhance functionality within meeting rooms and a combination of open seating, offices, phone rooms and huddle rooms.

Swinerton built out this mission critical customer service center for a luxury retail client. This facility will serve as a regional office for employees and includes workspace, training labs, collaboration areas, a product repair workshop, cafe and dining areas, and shared support services.

At the center of the building, the north and south wings converge in a central atrium that serves as the welcoming lobby. The ground floor scope included the training center, product displays, dining facilities and repair work shop. 300 employees occupy this space.

The second floor accommodates the core offices, open work stations and conference rooms and an operations office overlooking the repair shop.
A portion of the third floor was subdivided and remains undeveloped for expansion, general infrastructure was completed.

Swinerton built out 42,000 square feet of first-generation space for Austin-based software-testing company Tricentis. In addition to space for the firm’s executive board, specialty areas included a catering kitchen attached to the executive board room, STC-45 meeting rooms, two training rooms including dual 100”

AV displays and operable partitions, and several open area, collaboration spaces. High-end finishes found throughout the space included millwork and metal, ceilings with K-13 acoustic treatment, ceiling baffles, and floating cloud ceilings with integral lighting.

Swinerton became engaged during schematic design. By partnering with IA and JLL in preconstruction, contracting with national trades and vendors, and leveraging the power of virtual design and construction, Swinerton helped achieve design intent while maintaining budget and schedule despite supply chain troubles.

Swinerton provided general contracting services for the interior upfit at the Albemarle Corporation office building in Kings Mountain, NC. The Albemarle Lithium Center of Excellence (A.L.I.C.E) renovation consisted of the demolition and renovation of 6,300 square feet on the second floor of an occupied office building. Swinerton transformed the space from a common open office to a presentation and discovery space for Albemarle’s product development teams. Highlights of the renovation included specialty felt acoustical ceilings, electrified folding glass partitions, interactive AV displays, high end break area upgrades, and custom lighting controls.
