Swinerton’s embrace of adaptive reuse for its regional office in Charlotte presented challenges that were outweighed by opportunities.

In 2023, 45% of projects billed by U.S. architects focused on the renovation, rehabilitation, retrofitting, extension or preservation of existing buildings, according to the American Institute of Architects. Swinerton is one of the construction firms at the forefront of these transformations, not just for clients but for its own offices.

Putting Down Roots

In 2018, Swinerton launched its Carolinas division and set about finding a prime location for office space in Charlotte. Ideally, it would be near active areas within the market and appeal to employees and clients. Additionally, the space would have room for expansion and reflect Swinerton’s culture as builders.

The firm was already contributing to revitalizing Charlotte’s neighborhoods by repurposing various buildings through adaptive reuse developments. Through this experience, Swinerton realized that an adaptive reuse approach for its own office in Charlotte would effectively reflect the company’s culture and showcase its expertise, all while providing a comfortable workspace for its employees.

Swinerton decided on Station West, a 67,000-square-foot adaptive reuse development within FreeMoreWest, an emerging live-work-play community located next to Charlotte’s popular Uptown neighborhood. This area was once home to Camp Greene, a 6,000-acre U.S. Army base established in 1917. After the base was relocated, the region developed into a vibrant commercial and residential hub, but its popularity began to decline in the 1970s.

As one of America’s most trusted airport construction companies, Swinerton brings over 60 years of aviation construction expertise to airports nationwide. Our comprehensive airport construction services have transformed more than 50 commercial airports while maintaining seamless operations. Whether you’re planning a terminal renovation, infrastructure upgrade, or new facility construction, Swinerton aviation delivers exceptional results.

From operational continuity to sustainability: Swinerton's aviation specialists address the most pressing challenges in airport development.

What Makes Airport Construction Different from Other Projects?

Airport construction is unlike any other type of project because it must occur within fully operational facilities. The complexity lies in maintaining day-to-day airport functions while upgrading or building new infrastructure.

Swinerton has recently demonstrated this expertise providing comprehensive construction management and project coordination to successfully execute work at some of the busiest airports in the world.

  • At Denver International Airport (DEN) we completed the United Airlines’ Gates of the Future (GOTF) project without a single flight delay or cancellation.
  • At Los Angeles International Airport (LAX), Swinerton is optimizing the baggage system in the International Terminal while maintaining current operations without disruption.
  • At Hartsfield-Jackson Atlanta International Airport, Swinerton has built-out roughly 50,000 sf of Sky Club and In-Flight Service Lounge spaces elevating the airline’s passenger experience without disrupting operations.

Key Differences:

  • 24/7 Operations: Construction often occurs during strict overnight windows to avoid disrupting daily airport operations. For example, at DEN, crews worked from 10 p.m. to 4:30 a.m., ensuring gates were ready to receive passengers by 5 a.m.
  • Security Requirements: Teams must maintain stringent security protocols, including nightly security sweeps to ensure no tools or materials remain in passenger areas.
  • Tight Coordination: Projects require collaboration with multiple stakeholders, including airlines, airport authorities, and federal agencies like the TSA.
  • Existing Facilities & Infrastructure: Airport projects typically require coordination with or modification to existing facilities and utilities but are often provided with incomplete as-built documentation. Careful planning, investigation, and due diligence are key to smooth construction execution.
    •  At Long Beach Airport (LGB), new construction was set adjacent to the operational terminal facility and required extensive investigation of existing buildings and systems. As part of this scope, Swinerton hired a subcontractor to perform underground utility mapping to discover unforeseen conditions prior to construction.
How Does Swinerton Minimize Disruptions During Construction?

Swinerton employs a phased construction approach to ensure airport operations remain unaffected. This method involves dividing the project into manageable segments and completing them systematically to avoid major interruptions.

Our Approach:

  • Clear wayfinding and temporary signage guide passengers through construction zones.
  • Real-Time Coordination: Regular stakeholder meetings allow for proactive problem-solving and schedule optimization.
    • At LAX, Swinerton regularly co-locates with our project teams; designers, engineers, subcontractors, airport project managers; to enable real-time coordination and collaboration.
  • Phased Implementation: Work is divided into manageable segments with detailed logistics plans.
    • At DEN, Swinerton coordinated the renovation of United Airlines’ gates into holdroom groups, carefully coordinating the transformation of up to eight gates simultaneously.

As passenger expectations evolve and technology advances, several key trends are transforming airport construction:

Key Trends:

Touchless Technologies

  • Facial recognition at security checkpoints
  • Self-service check-in and baggage systems
  • Touchless restroom facilities
  • Digital wayfinding solutions

Enhanced Passenger Experience

  • Intuitive wayfinding
  • Varied seating options with integrated power
  • Sound-dampening features for comfort
  • Improved ADA accessibility

Swinerton's New Spokane Office

Swinerton Strengthens Spokane Roots with New Office

Innovation-inspired building selection and design provide opportunities for growth.

Swinerton Builders (Swinerton), a national-leading general contractor and construction management firm, has moved into a new office at the Scott Morris Center for Energy Innovation (Morris Center) in the South Landing development. Michael Sharapata with JLL represented Swinerton, while Allie Teplicky represented Emerald Initiative in inking the lease, which includes the entire fourth floor of the four-story, 40,000-square-foot building.

The Morris Center, known for integrating advanced technology to enhance the tenant experience, including greater indoor environment quality, attracted Swinerton to the building. Its proximity to Spokane’s downtown core and focus on modernizing the built environment aligned with Swinerton’s vision and values.

“Our search for Swinerton’s new Inland Northwest home led us to just that, a home away from home,” states Jeremiah Shakespeare, Swinerton vice president and Inland Northwest division manager. “Selecting a location where innovation and creativity are a part of the building’s DNA was important to our growing team. As we continue to experience steady growth, we are optimistic that our new office and award-winning culture will attract the best talent in the region and beyond.”

Partnering with BCRA Design, the new office space is inspired by innovation, collaboration and flexibility and expresses the unique culture of Swinerton’s Inland Northwest division. The space features warm, natural finishes, including touches of cross-laminated timber, and hosts a variety of gathering and meeting spaces. A standout feature is the use of Armstrong World Industries’ new Ultima® Templok® Energy Saving ceiling panels. The panels align with Swinerton’s commitment to sustainability by promoting energy efficiency and ensuring occupant comfort, wellness and productivity while preserving architectural design integrity. The firm is one of the first to pilot the system.

Swinerton has been deeply involved in shaping the Inland Northwest built environment, delivering $250 million in commercial projects specializing in aviation, civic, education, gaming, healthcare, hospitality, and office ground-up and renovations. One of the United States’ Largest Cross-Laminated Timber Manufacturing Facilities is Underway in Oregon

Timberlab’s world-class facility–constructed of mass timber–is set to transform the timber industry and boost Oregon’s position in sustainable construction.

Timberlab Inc. (Timberlab), a subsidiary of Swinerton Incorporated (Swinerton) and leading national provider of holistic mass timber systems, has teamed up with Swinerton Builders, Lindgren Development, LEVER Architecture and other project partners to design and build a 190,000-square-foot world-class cross-laminated timber (CLT) manufacturing facility. This facility will be one of the largest CLT production sites in the United States.

The groundbreaking ceremony, held on February 27 in Millersburg, OR, was marked with a community celebration. Oregon Governor Tina Kotek, representatives from Senator Merkley’s office, state Representative Shelly Boshart Davis, Mayor Scott Cowan and other government and industry agencies attended the ceremony highlighting Oregon’s commitment to advancing mass timber supply, manufacturing and construction as a sustainable alternative to traditional construction materials, like concrete and structural steel.

“Today’s groundbreaking marks an exciting step forward in the growth of Oregon’s mass timber industry – a revolutionary technology key to our shared goal of building a sustainable, low-carbon future,” shares Governor Tina Kotek. “Companies like Timberlab have capitalized on the opportunity to reduce their impact on the natural environment here in Oregon. The introduction of a new facility in Millersburg will expand the supply chain for mass timber, bolstering our regional economy and helping make sure that mass timber is accessible for more construction projects.”

The manufacturing facility will be built with glue-laminated timber (GLT) produced at Timberlab’s other Oregon facilities using locally harvested timber. A Wood Innovations Grant from the USDA Forest Service supports the design of this full-mass timber building. Timberlab has sourced top-tier equipment for advanced timber and wood processing. Kallesoe is providing a complete CLT processing line, including an automated feeding system, high-speed cross-cut saws and a top-of-the-line finger-jointing system. The facility and its cutting-edge equipment will revolutionize the timber industry by delivering a superior product.

Chris Evans, Timberlab president, shares, “This facility groundbreaking is happening at a pivotal moment. Over the last 18 months, Oregon mills have been closing and jobs have been lost.” The firm is committed to investing in rural economies, as proven by its investment in two GLT facilities and a sawmill and planing mill, all in rural Oregon. Evans further explained the growth of mass timber construction, “Right now, we’ve seen 11 years of growth in mass timber representing 11 million board eet of product across the nation. In 15 years, it’s expected to be 3.5 billion board feet. This type of growth doesn’t happen on its own; it happens with vision and investment.”

Slated for completion by the end of 2026, the facility, designed by LEVER Architecture and constructed by Swinerton Builders, will produce 7 to 9 million square feet of CLT annually. It is anticipated that 100 direct living wage jobs will be created at full capacity, along with countless indirect jobs. This project will contribute to the region’s economic development and cultivate a skilled workforce dedicated to advancing sustainable construction practices.

“To the future employees of this facility–you will be a part of something truly special, said State Representative Shelly Boshart Davis. “Not just this company, not just this community, your work will contribute to a more sustainable future, and you’ll be developing increasingly valuable skills that will lay the foundation for a stronger, more resilient Oregon.”

Situated in the Pacific Northwest’s designated Mass Timber Technology Hub, recognized by the U.S. Department of Commerce’s Economic Development Administration (EDA) in 2023, the facility is strategically positioned to foster innovation. Timberlab and Swinerton are actively collaborating with leading academic research programs at Oregon State University, the University of Oregon, and the Tall Wood Design Institute. These partnerships will leverage local resources to drive advancements and establish Timberlab, Swinerton and the State of Oregon as leaders in mass timber construction.

“Oregon’s timber industry has long been a cornerstone to our state’s identity. While the landscape has changed, this facility represents a new chapter. One where sustainability and economic strength work together,” says Senator Jeff Merkley in a prepared statement. “By building with mass timber, we’re not only supporting local economies but fighting climate chaos and promoting renewable resources.”

Swinerton, through its subsidiary Swinerton Builders, has been at the forefront of mass timber construction since 2014, continuously pushing industry boundaries through advancements in structural design, engineering and material procurement. In 2020, Swinerton’s dedication to sustainability and innovation led to the opening of its first mass timber fabrication facility in Portland, OR, and the formal launch of Timberlab in 2021. In 2023, as the demand for mass timber construction grew across the U.S., Timberlab expanded its operations by opening an East Coast mass timber fabrication facility in Greenville, SC. In 2024, the company further expanded by acquiring GLT facilities in Swisshome and Drain, OR, as well as a sawmill and planing mill in Philomath, OR. The progression into manufacturing aligns seamlessly with the strategic visions and missions of Swinerton and Timberlab.

Mass timber plant breaks ground north of Albany

The plant — which will itself be built from mass timber — is billed as one of the largest mass timber manufacturing facilities in the United States.

Oregon Gov. Tina Kotek and several other elected leaders gathered Thursday to mark the groundbreaking of a new mass timber manufacturing facility in Millersburg, north of Albany, described as one of the largest and most advanced plants of its kind in the United States.

The 190,000-square-foot facility is a joint venture from Portland-based Timberlab and its parent company, California-based Swinerton, and will itself be constructed from mass timber manufactured at other Timberlab plants in Oregon.

The new plant will manufacture cross-laminated timber, which is a kind of mass timber in which layers of wood are stacked at right angles and joined with adhesives to make panels for construction, often touted as a more sustainable alternative to steel, concrete or conventional lumber.

“It started in Oregon 10 years ago, the first manufacturing domestically was in Oregon,” said Timberlab president Chris Evans. “And we want to continue with that legacy.”

Mass timber construction is still a relatively niche industry, but it’s expected to grow exponentially, from about 750 projects this year to about 5,000 a decade from now, according to a news release from Kotek’s office.

Speaking at the event, Kotek described that facility as important to maintain Oregon’s position at the forefront of the mass timber industry, pointing to the state’s existing manufacturing facilities and flagship mass timber projects like the remodeled main terminal at Portland International Airport.

“We have been leading the way in our country around mass timber. To have this type of facility coming in is truly an amazing next step,” Kotek said.
